How to increase the value of your property with one single decision

I was preparing for homeownership. I took home ownership classes at the local community center and even got my certificate; watched some home remodeling shows and spent hours browsing pictures on House to understand what features in the house were important to me. I spoke to friends who renovated their houses and absorbed their experience. But I am "learn by involvement" type and no amount of reading or listening matches "doing myself" for me.


The attached checklist is based on my first experience with house renovation. We renovated the entire 1st floor of the house that included kitchen, bathroom and foyer remodeling and major cosmetic changes to the living and dining rooms.


If I would need to boil down my list to just one single most important point that would be " Hire a good interior designer". It's worth every penny and time. Keep in mind that renovation and remodeling projects are rarely stick to the budget, so chances are you will have to stretch your budget. Plus, you may need to make last minute changes and you will have only a couple of hours to decide what to do ( and by the way you will be in the middle of an all-day meeting when this happens). Investing in a good and experienced interior designer will actually save you time, money and will increase the value of your property. Isn't that what you want?


A well-designed house will not only be more beautiful and comfortable for you and your family, but when the time comes will also attract more buyers and be more competitive on the market. Would you like to sell your house at a premium?


Location matters, but also what you are selling matters too. Location coupled with a great design will make your home a very desirable real estate for buyers and appraisers (I think).
